New York City homeowners and landlords are being reminded that new safety requirements will take effect on January 1, 2027, requiring natural gas detectors in covered residential buildings throughout the five boroughs.

The New York City Department of Buildings (DOB), together with other city agencies and utility companies, has launched a public awareness effort to inform property owners and residents about the upcoming deadline.

The requirement stems from Local Law 157, which was enacted to strengthen protections against dangerous natural gas leaks in residential properties.

Under the regulations, owners of covered buildings with gas piping must ensure that approved natural gas detectors are properly installed. The requirement applies to a wide range of residential properties, including private homes and apartment buildings.

The detectors are designed to alert occupants to the presence of natural gas, providing an additional warning that can help residents evacuate before a potentially dangerous situation develops.

Unlike traditional smoke and carbon monoxide alarms, natural gas detectors are specifically designed to identify natural gas leaks. Property owners must ensure that installed devices meet applicable safety standards and placement requirements.

City officials are encouraging property owners not to wait until the deadline to make the necessary arrangements. The Department of Buildings has also provided guidance explaining installation requirements and the responsibilities of building owners.

As part of its outreach efforts, the city has announced opportunities for eligible small property owners to receive free natural gas detectors at designated events, subject to availability.

The new regulations will affect residential properties across New York City, including neighborhoods such as Williamsburg, Boro Park, Flatbush, Crown Heights, and other communities throughout the five boroughs.

Residents who suspect a natural gas leak are advised to leave the premises immediately and call 911 from a safe location.

Property owners can review the official requirements and additional guidance through the NYC Department of Buildings website.
